Hello, I am considering rent increases across the board for all of my units. Most units are month to month with a 45 day notice to change terms. I would like to offer tenants the opportunity to sign a one year lease to keep their current rate for one more year. After which, I will increase rent. For those that don’t sign a one year lease, I plan to increase rent according to the terms of our month to month lease (45 day notice). My question is: is asking them to sign a one year lease or their rates will increase some form of threat or coercion? That’s not the intent, for my long term tenants I want to offer them the opportunity to avoid the increase for another year. But im afraid someone who stays month to month may see that as threatening. Thanks in advance for your help. Im locate in massachusetts fyi.
