Back Out of Renting to a Prospective Tenant in MA

I found a tenant to rent my house in MA.  They have paid me the first and last months rent with the security coming when we sign the agreement.  My boyfriend unexpectedly just broke up with me and I will now need to move into my house.    The tenants were due to move in on September 1st, which is 11 days away.  They've given their notice to the current landlord.    Where we have not signed the agreement, can I just back out of them moving in?  I will be giving them the 1st and last months rent back.  

I believe a lease needs to be signed to make it official.

Interesting situation. They gave you $$$$ and never signed a contract? Did you give them a receipt? How did they react to your notice of not renting? If you gave them a receipt, it may cause a problem. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
