Commercial building on residential property

I have a property that is zoned R1. There is a residential house. But there is also a pole building on the far end of the 1.6 acre lot. We have received unsolicited interest from a few sole proprietor types to rent the pole building. There is a separate entrance from the street for the pole building. Any suggestions regarding renting the pole building on its own? How do I decide on the rental price?
