notice for repairs/inspection w/absent tenant

ok i need to get in to the room we rented out to do some repairs and inspect for mice and trash that he may have left out..but the tenant is away and has been for a week now ..if i post 24hrs. notice on his door does does the 24 hours start at time of posting ..or when does it start when he sees the notice ..?i can hear the mice having a field day down there

A new lease agreement is a different story, it needs to be actually signed by the tenant, not just posted on the door.

and how about a new lease intro ..,cancel old lease and new lease ..i have email him the docs do these one start when he sees them or when i post ..he and i did discuss the new lease agreement
