has anyone ever been assaulted and threatened by their tenants?  If so did you and can you evict immediatley?  A Report was filed on the assault

I always include the Zero Tolerance for Criminal Activity Addendum, and I take tenants to court if they commit any crimes. Send them an eviction notice, and get them out as quickly as possible.
Idaho does not seem to have expedited procedures for criminal activity. It does, however require a 3 Day Notice for non-payment of rent. If your tenant is behind on rent, I would deliver the proper notice the proper way and start proceedings immediately. I think with this case, I would at least consult with an attorney so that you can get the quickest relief from this tenant.
