what does it mean " reasonable estimate of uncertain damages to the landlord that are incapable of precise calculation? is a $ 20.00 a day late charge unreasonable, it is in the lease and signed by tenants that rents are due on the 1st late on the 5th and then a $ 20.00 a day late charge until all rents are paid, tenants has now paid rent but the late fees can we evict on those grounds?

only late fees are left unpaid . is that grounds for eviction

You will spend more to file the court papers. You can actually deduct it from the security when they vacate. Just include it in their security statement. Make sure you have proof they paid late.
