Increase in rent for HOA

I have a tenant (in CA) whose lease is expiring this October, and she was already made aware of a increase of $50.00 in her rent beginning the new lease term. Her rent is EXTREMELY low compared to other homes in the area and my husband and I have been paying out of pocket for the HOA fees in our town home complex.   I would like to know that as she is the one who is benefiting from the HOA (security, pool and Jacuzzi access, landscaping etc) should she pay for the HOA fee?. Can i notify her of this increase to her rent at the start of the new lease year in October? How would I notify her? Thank you!

In Ca;ifornia, you can not have tenant pay the HOA dues. Just increase the rent. .  ---- Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
