Shortening a lease period

I have a tenant who has a lease through August 31, 2013. I would prefer to end the lease May 31, 2013. The tenant has had no issues and has not been a problem. I have not approached the tenant yet as I wanted to know if I can force them out or am I stuck.

Cameron, that may be hard if they have not violated the lease in anyway. What does the lease state with ending or renewing?

Any contract can be amended if both parties agree. However if they do not agree and have not violated the lease in any way, then yes you need to honor it. If you have some reason for needing to get out of it early, you can give them a financial incentive to amend the lease to end 5/31/13.
