An annual inspection is reasonable unless you believe that a more frequent inspection is required due the results of a previous inspection. You may want to inform tenant (in writing) that you will be doing inspection every X until the problem is rectified and continue inspections every X months until you are satisfied. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. I’m not affiliated with EZlandlord Forms. I’m just here (not sure how long) to help those that have questions. Having 40+ yrs with Rental Property and done well, it’s my way of “Pay it Forward (check out the movie).” However, it is up to you to become familiar with your State/Local laws. I always like to know if the suggestions I offer are helpful. Feel free to comment anytime. Thanks in Advance. BTW...check out the Rental Property Organizer at Simp-List.com. In Indiana, Landlords can visit and inspect the property as much as they want as long as they provide "reasonable notice". Landlords have to follow your state's rules on "notice", which is the amount of time they have to notify you before showing up at the house. Check out Indiana code 32-31-5-6 at
http://www.in.gov/legislative/ic/code/title32/ar31/ch5.html
. If you have any more questions, I'll try to help out. You can reach me at
