My Tenant wants to completely update the interior of the house at her expense. New kitchen cabinets, granite counter tops, etc. Do I have any legal obligations to pay her for these upgrades?

I would certainly get this in writing, thats a pretty expensive upgrade... and what if you do not like the choices made, its your property and investment.

NO, take it and smile or send her my way! You might want to compensate some. Just make sure she is clear you will not be reimbursing her for her expenses. Therefore, you wont have any misunderstandings. You are not required to inform her of the law though and you are not required to pay. She may think you are so set it straight.
