House Fire

Our rental property caught fire. Tenant had not paid for current month. Learned tenant had breached contract by not having renters insurance and now wants lasts months rent, security deposit as well as pet deposit returned asap. After walk through we learned there is a substantial amount of pet damage done to the property over and above the fire damage of which insurance will not cover. Do we have rights to stick to contract agreement or is the contract void due to fire? Fire was caused by dryer vent. Tenant also left behind 90% of her belongings claiming they are not salvageable....My fire restoration and insurance guys think differently. She is trying to sue to replace EVERYTHING she left behind and wants all monies returned.
