Carpet replacement due to pet urination

I had a tenant that had pet that frequently urinated thus creating a situation where the carpets need to be replaced as indicated by carpet cleaner specialist. Can carpet replacement cost be taken out of security deposit 100%?

In general you can only deduct the lost time of use, ie if they had 50% of there life left then you can deduct 50% of the cost of new.

How old is the carpet? Typically carpet depreciates over 7 years.
