Raising the Rent

We have recently taken over a couple of Mobil Homes. Three months ago we raised the rent we are finding ourselves having to raise the rent again. The properties  we are renting are just to low compared to surrounding properties. My question is as follows, Is it legal to raise the rent in a short amount of time as 90 Days. the properties are located in Bakersfield, CA. We would appreciate any feedback.
