Hold Deposit?

Hi I am new to being a landlord....I have a tenant that really wants to lease my house, she is asking me to take $500 to hold it for her for a week until she has the move in deposit. I am willing to do this as a non-refundable fee if she falls through but when she signs the lease it will be applied towards her deposit. Is this legal in Texas? Of course if this is agreed on we will have a written agreement signed by all parties. Thanks in advance to any help/advise.

If someone doesn't have the security deposit in full for move-in, usually that's a sign that they won't have the money in the future to pay rent. Not always, but a general idea.
