We have a property with a tenant that will no longer be used as a rental property. This tenant has signed a one year lease. how can we terminate the lease early ?

You typically have to honor the lease unless your lease gives you an 'out clause' indicating if home is for sale tenant would be required to move or something of that nature which is unlikely. You can however, explain your situation and give them an opportunity to agree to move out early. Offering an incentive can't hurt.
