Lease Option with a mortgage

I have a tenant for 5 years, wants to buy the house installed flooring and other personal touches. She has been having difficulty paying her rent for several months an now refuses to pay late fees and is demanding I pay her for her personal upgrades. I have been using leases from this site, but the original lease has been deleted since I edited it VS creating a new one. I have no signed copy of the original lease, how do I go about having her evicted since I have no signed original? Thank you!

Anything they put into the house they cannot demand money back for those customizations unless this was agreed upon before the renovation took place. As for evicting send them a notice to pay and quit then file a service of notice with your court to start the official eviction. Usually when a tenant see that it goes to court they will abide.
