Hi. Trying to find if the laws are different in an owner, occupied duplex? I know the laws are different if you are renting out a room directly in your single family residence that you are residing in, but what about a duplex where you live in one side & the tenant is in the other?

The only laws that may change are the right to enter. With a rental unit there must be given 24 hour notice in order to enter the premises. The tenant in either case cannot refuse entry. I also would check into the Rental Registration Inspection Ordinance for what exactly needs to be certified. Even with the owner in one part of the duplex, the second, tenant occupied is technically a second address. It is its own dwelling.
