Tenant moved out 3 days after lease end

Renter did not complete his move out till 3 days after the end of the month.  He kept the house keys (locks changed) and garage remote: Does the lease have to specifically call out the charges for these actions?

You would definitely wan to define these terms at the beginning of the lease so that your tenant knows what is required of them and you have laid out the fees for keeping keys and such. These would also hold for replacement key/ remote fees.
