I have not been able to find a clear answer. I have a tenant in a single family home that has been there 12 months that has bed bugs. Their relative told me that they brought bed bugs from their last apartment. The tenant just told me about the bed bugs because I was going to increase their rent since they were moving month-to-month. There were no bed bugs prior. The exterminator is $1,200 who is responsible for the bill? I do have in their lease that they are responsible for pest control and a bed bug addendum.

As long as it specifies that in your lease, the tenant is responsible for those costs.
