Wondering what the law is in Utah for raising the rent for an existing tenant and new lease agreement? How much is the limit?

Generally if you are in the middle of the lease and it is not stated in the lease, no you cannot raise rent. If it is written in the lease agreement most it would be during a renewal. at least 30 days' advance notice if the rent increase is 10 percent (or less) of the rent charged at any time during the 12 months before the rent increase takes effect. at least 60 days' advance notice if the rent increase is greater than 10 percent of the rent charged at any time during the 12 months before the rent increase takes effect
