failure to fix a appliance by landlord

my tenant is threatens me with no paying the rent, because, according to him, I failure to fix a refrigerator, but en reality, I made several attempts to set up a repair schedule, and in all cases they cancel or they were not in the property when the technician arrives, they argue I have to fix the refrigerator regardless they are o not in the property, but my question is, if I have the right to getting in to the house if they are not there.

Send them a notice to enter and set up a date where both you and the tenants are available. They cannot threaten to not pay rent if you have made attempts.
