Unauthorized Tenant

Can I add an additional fee to the rent for the prior months violation of rental agreement (Unauthorized Tenant)? Notice of violation was given, issue unresolved, going to issue perform or quit notice, but wanted to add additional fee for unauthorized tenant stay.
