Raised Rent - Last month's Rent Paid in Advance

I have raised the rent recently after the 12 moth lease ended Tenant paid last month's rent in advance prior to increase of rent. Am I entitled to the difference in rent for last month? State of Wa

The last months rent that was paid at the signing of lease should remain as negotiated at the beginning of the lease signing.
