Can I enter my property with a 48 hr notice for the purpose of inspecting the property? I have not been inside in 4 yrs.

Typically 48 hours is the norm. Text and approval response is all that's needed.

Each year I give notice of entry in order to test the carbon monoxide and smoke detectors. Inevitably I find 1 to 2 broken detectors and several expired detectors. In also allows me to assess the condition of the rental. I'd do that, or I would say that I'd like a plumber to inspect the furnace & hot water heater prior to the heating season.
