Re- rent Levy

I have three guys living in a townhouse under same one year contract...one of them want to leave before the year and take his name out of contract. What I do with the re-rent Levy? I charge the entire amount or I divide it into three?

Well, If you are still getting the same amount of rent from two instead of three you aren't losing any money or incurring any costs finding a new tenant. So it wouldn't really be right charging a re-rent levy. whether or not you let him out of the lease is another factor. Did you use the roommate amendment off of this site in your lease? If you do let him out of the lease I'd also have the other two sign a new lease.
