COVID-19

Any forms or formal documentation the landlord needs to be aware of, even thereof, or the tenant in terms of payment and hardships within California?

You don't have to renew the lease you can give them them 30 day notice that you are not renewing.  Of course if they don't move-out you'll have to evict them which may take so effort.  Depending on how your area is handling have the courts open.
