I had a tenant move out after 5 months of a 14 month lease. The tenant moved out at the end of one month and I was able to move a new tenant in on the 20th of the next month. The former tenant is threatening to sew for double the deposit because I did not return the deposit with in 21 days. Do I have 21 days from when they broke the lease (moved out) or 21 days from when the new tenant moved in? I returned the balance of the deposit on the 24th (via Zelle) and emailed the security deposit accounting and the renter sent the deposit refund back (via Zelle).
