Renter paid Initial lease payment but never ez signed

Hello, I have a situation where a renter said they were not able to use the EZ sign feature. I told them no problem we can sign in person at a later date when I'm in town. They sent the intial rent deposit then decided they want to break the lease before move in (3 days later after I have deleted listing and turned away other renters) Since they didnt Ez sign am I obligated to refund the rent or no? The lease specifically states the payment is non refundable
