what you do in this case   tenan left the house very  derty!!!  to clean and fix takes more money than the deposit they paid

I believe in Utah you have 30 days to provide your tenant with a breakdown of costs against the security deposit. Do not forget to get pictures and receipts for proof. If the amount of damage exceeds the amount of the security deposit, you always have the option of taking your prior tenant to court as well.
