I am renting my house that has newer manufactured hardwood cherry floors. Would it be unreasonable to type up care instruction for them. Too much water can damage them.

I do not believe so. I had a bathtub liner installed and certain cleaners could ruin the surface. I placed that in my lease. This way if your tenant ignores it and the item gets ruined, you may be able to recover any damages.
