Is there an addendum for roommates? What if one should move out? Currently they both divide the rent and pay separately.

Many leases contain a clause sometimes referred to as "Joint and Severability" which basically means that all tenants are responsible individually and jointly for all obligations of the lease. The lease on this web-site includes that clause. I think it is important and removes the landlord out of the middle of roommates. Whenever I am faced with a roommate situation, I llet them know that any changes must be made in writing. I would suggest that when removing or adding a tenant that it be done via writing and with all current tenant's approval as well as the landlord's. This way you will know who is living in your rental as well as keeping everyone responsible. Make sure that you conduct a screening of any new tenants or roommates as an extra safe-guard.
