Walke on Lease

Had tenants who signed lease till 2010, sent me a 30 day notice on July 31, have vacated, leaving me with a P.O. box # to send the security deposit !!! I know under the Fl statues I have 15 days to claim for damages under the lease agreement, But surely this security deposit should be forfeited for beach of the lease.

Even if the charges are more than the security deposit, in most states you still are responsible for either returning the balance with an itemized list or if nothing is left, then an itemized list within the amount of days stipulated in your states landlord tenant statutes.
