Enforability of co-signer agreement on rental lease

How exactly is a co-signer agreement enforced if a tenant doesn't pay rent?

The co-signor becomes equally responsible for the payment. When I send any notice to the tenant, I always CC the co-signor. It is a good practice and they really have a right to know if there is a problem.
