Is a landlord responsible for replacing batteries in the gargare door opener for the tenant?

If a lease specifies that included is a garage door opener and/or that the landlord will be responsible; then the landlord would be responsible for repairs unless it is due to tenant neglect. On the other hand, if the lease does not specify this, then most likely the tenant is responsible.
