Tenant terminating lease early

How much notice must a resident give before terminating a lease. When that tenent leaves or skips and the landlord finds another resident immediately, can the teneant that terminated his or her lease still be charged even though immediately in that month a new tenent moved in

In most states, you have an obligation to mitigate damages. This means that you must make every effort to re-rent the property; therefore you cannot charge rent to the old tenant and receive rent from the new. In Georgia: 44-7-7. Sixty days' notice from the landlord or 30 days' notice from the tenant is necessary to terminate a tenancy at will.
