AZ house raided, meth lab found, quick eviction of tenants

in arizona is there a quick eviction for tenants who turned our home into a meth lab.

First off - Meth is a growing national problem. It is not only a drug problem but also an enviromental problem. Many states requires specific disclosures and remdiation when a meth lab was or is used on a property; by either the homeowner or landlord. In Arizona, you may give notice to vacate immediately for such a situation. I would also contact your local police as they may be helpful in this situation. If there is a breach that is both material and irreparable and that occurs on the premises, including but not limited to  the unlawful manufacturing, selling, transferring, possessing, using or storing of a controlled substance as defined in section 13-3451, a breach of the lease agreement that otherwise jeopardizes the health, safety and welfare of the landlord, the landlord's agent or another tenant or involving imminent or actual serious property damage, the landlord may deliver a written notice for immediate termination of the rental agreement.
