Landlord's Liability

The unit had an electrical issue causing damage to the tenant's out dated tv.   We replaced it with a newer tv same amount of inches.  We also prorated their rent for 2 days and allowed them to stay in a vacant apartment in the building.   A week later the tenant contacted us complaining that some other things were affected which they claimed valued at $400.00.  Are we legally responsible for the costs of these other items?  How would we know if these items were affected by the electrical outage a week later? Does the tenant have a statue of limitations on when they can request for payment of damages?    Thanks Brian & Pauline P., PA

The burden of proof would be on them, in that case. I would tell them that unless they can show undeniable proof that would hold up in court, you're not going to entertain those requests.
