Mid-lease rent increase in VA

I am getting ready to sign a one year lease with a new tenant. During this lease, my condo fees and property tax will increase. When this happens, can I give them 30 days notice of a rental increase and allow them the option to accept or leave the lease? Would it be better for me to suck up the extra cost until the lease needs to be renewed and raise the rent then?

You can't raise the rent mid-lease, although you could sign a shorter term lease. Price the rent where you need to from the beginning, and then review it when the lease is getting ready to expire.
