how to raise rent to a certain tennant?

It is important to check with your states regualtions on this as well as your lease. In MD, a landlord, however, cannot raise a tenant's rent in the middle of the lease term (even if the agreement will be renewed), and he must give 30 days' notice of his intent. When a lease agreement is set to expire, the tenant and landlord can negotiate the new rent when discussing renewal of the lease.

If the applicant gave you $300 holding fee and decide not to take the apartment, then is his loss "Holding Fees" are not returnable, next time make sure you make him sign a holding fee form, you can probably find one searching on google.

I think the best thing to do for this would be to have an addendum that the tenant can sign so that it is not looked over.
