late payments

my tenant paid rent late causing a late payment fpr my mortgage and equity loan. Can I pass these costs on to him in Massachusetts?

Most states have a 5 day grace period which means on the 7th day of the month the rent is considered late. My tenants in NJ have a late fee of 5% of the rent if I do not receive it on time. You may want to google it up and find out what is the maximum percentage you can charge your tenants for late fees. Was it stated in the lease agreement?
