What is an appropriate amount to raise the rent each year if prior tenant stays?

It all depends in what the going rate for the area you are in, and where you are listed on the rental scale , how is your tenant, Do you need the cash? some people go 6% SOME GO 10% , on 800.00 it would be either 5o.oo or 80.00 its up to you whats fair .
