catch tenant skipping out on rent

I have a tenant that paid late last month but did not pay the late fee. They have not paid the rent this month yet. I gave them a late reminder notice and am getting ready to give them a Notice to Pay Rent or Quit. I am a new landlord and my question is - if I catch them moving out without pay the rent should I call the police? What do I do? It would be really foolish of them to do so since I live right next door. They have made no attempt to contact me about why they are late.

Simply start the eviction process. In Texas you must wait 6 days after giving them the notice to pay before you go to the courthouse and file on them. Make sure you do this and don't wait or you will have to wait that much longer for them to be evicted.
