Lease ending

I just received an email notice from my tenant stating he was moving out the 31st of January as per our agreement.  This is when his 6 month lease ends.  However, it states that he has to give us 45 days written notice.  Do we have the right to ask for more rent since he didn't give proper notice?  If so, does 45 days start from today or the 1st of February?  Can we hold his security deposit as payment?
