I want to ask my tenants to leave ealry.

Hello,  I decided to rent my house.  I signed 1 year lease.  It has been two months they are living them.  They are not paying on time.  Her friend set my garage on fire.  I just want them to leave but I want to ask them nicely and I do not want to own them anything. Can someone tell me some advises?
