Cost Escalation Added Into Lease Contracts Can someone give me the legal wording/paragraph to add into my lease contract?

Be very careful with this type of clause in a residential lease. A provision of a contract which calls for an increase in price in the event of an increase in certain costsis referred to as an escalation clause. This often is not permitted in the midst of a lease term. SAMPLE CLAUSE:  The amount of rent in this lease is subject to an increase of the rent if the cost of  operation increases by more than _____% over the original rent. In the event of such increases, and upon XXX days written documentation of at least establishing the extent of the increase as well as written notification of the increase, the rent amount will be equitably adjusted.
