GA security deposit

Our tenant is moving out after one year and we have noticed stains and pet odors on the carpet.  They signed a pet addendum stating that they are responsible for cleaning the carpet annually.  Can I use part of the security deposit to clean the carpets professionally?

If there is damage beyond normal wear and tear,, than you should be able to deduct for cleaning.
