How much notice must a resident give before terminating a lease and how much notice does the landlord have to give? My lease is yearly.

Your lease may contain a notice clause so you should check. If you are on a lease, then the end of the lease should be the departure date expected by all parties unless the contract is extended.

Yes. She's breaking lease early. Typically, she would be responsible until you find a replacement tenant or two months, whichever comes first.
