Early release clause

I have a year lease. What should I write for this clause?  Please give an example.

Jeannie:  In my leases I use the following language.  "In the event that tenant terminates the contract early, tenant is responsible for lost rent, rental commissions, advertising expenses, carpet cleaning, maid cleaning, and painting costs necessary to re-lease the property.  These costs may be withheld from the tenant’s security deposit."
