Increase in rent?

Tennant has added 6 occupants suddenly, without notifying me.  She has been habitually late with  monthly payments. There is nothing in current lease about rent increase.   I know I need to increase the rent due to increase in occupants, if I decide to extend her lease. How much should I increase?  Currently charging 640 for 3 bedroom house.  Market is around 800-900 in the area.

IT ALL DEPANDS ON YOUR LEASE. ONLY ON A MONTH TO MONTH LEASE YOU CAN ICREASE EVERY 30 DATS OR GIVE THEM NOTICE TO VACATE.  BUT THEY VIOLATED THE LEASE YOU CAN TERMINATE THE LEASE WIRTE NOTICE THEY VIOLATED THE LEASE .
