Tenant is moving out early

My tenant is late with July and August rent. She states on 8/6 they have no money and will be moving out by the end of the month. I tried to get them to sign a lease termination letter and confirm a vacate date of 8/28. They wouldn't sign. I have found new renters but they have to be out of their old place by Sept 1. What can I do to make sure the old renters are out by 8/28?

Are you going to take them to court over the rent that they owe? You could bribe them and say be out by the 25 th and I will not take you to court, how will they get a place being broke? You might want to try the bribe thing first because that is the quickest.
